WHAT DO OUR REPORTS INCLUDE?


At Redbrick Tenant Assessment we offer four levels of tenant assessment;

 

 

 

takes public information from a leading Credit Reference Agency and the National Electoral Register, and scores the prospective tenant on a scale of 0 – 1500 providing you with a clear indication of the expected risk of renting to that individual. A summary of the information found is also included within the report.


As references are not sought, this assessment provides you with a quick indication of the suitability of your prospective tenant and enables you to decide whether to obtain references independently.

Credit search information

We conduct an examination of the public information held by a leading Credit Reference Agency. This enables us to verify the prospective tenant’s identity and establish whether there are any County Court Judgments and/or bankruptcies held against the tenant at their current, past or linked addresses in the last six years


Verification of employment status and income

We independently verify the prospective tenant's employer and contact them to confirm employment status, length of service and current salary
 

Self-employed tenants

A reference is sought from the prospective tenant’s qualified accountant. If this is not available we will request copies of the tenant's most recent ‘SA302’ form or accounts to assess their ability to meet the proposed rent
 

Current landlord or letting agent referral

Contact is made with the prospective tenant’s landlord to establish whether the applicant has been a responsible tenant
 

National Electoral Register

This is used to confirm identity at current/previous addresses. Where the register does not confirm residency alternative proof will be sought

 

DSS applicants

These prospective tenants are usually assessable under standard terms and conditions

 

Students and overseas applicants

These prospective tenants are usually assessable, subject to a suitable UK guarantor being nominated

 

Using the results of the information obtained from the above checks, our experienced underwriters carry out a detailed risk assessment of the prospective tenant and provide you with a recommendation of their suitability for the proposed tenancy, together with a summary of the information our recommendation is based upon.

The details contained within the Tenant Assessment Report are designed to assist the landlord or their appointed Managing Agent in deciding whether they wish to accept the applicant as a tenant and should not be used as the sole basis for making that decision.
